Terms of reservation

 

Terms and conditions for accommodation and other services provided by LomaLeivo  

LomaLeivo adheres to the following conditions concerning reservations and cancellation of our services. These conditions are binding once the customer has made a reservation and paid it. The individual renting our cottages or buying our services must be over 18 years old.  

LomaLeivo reserves the right to correct errors in price information.

 

Reservation and payment

Reservation can be made by e-mail or by phone. When making a reservation, the customer accepts these terms and prices.   We will send confirmation of the reservation via e-mail. Advanced deposit of 30% must be paid with the reservation, the invoice including the 70% of the price is due 30 days prior to the stay. The advanced deposit is non-refundable.   Prices include VAT. 


Cancellations

All cancellations must be made via e-mail to e-mail address viola.fredin(a)gmail.com. Leaving the advanced deposit or rental invoices unpaid is not regarded as a valid cancellation.   If you are cancelling your stay over 30 days before the reserved dates, 70% of the rent is refunded (if the whole invoice has been paid). If you are cancelling your stay less than 30 days before the reserved dates, 100% of the rent will be charged. Leaving the invoice unpaid is not regarded as a valid cancellation.

 

LomaLeivo is not responsible for any damage caused by unpredictable circumstances or force majeure or harm caused by power outages, natural phenomena or natural wildlife animals or insects, nor the changes in weather conditions during the rental period. If the customer decides to cancel their stay due to these conditions, LomaLeivo will not refund any nights left.

 

Rights for LomaLeivo to cancel a reservation

In cases of force majeure or other outside of the control of LomaLeivo, LomaLeivo may cancel the reservation. In this case the customer is entitled to receive a full reimbursement of all payments made.

 

LomaLeivo has the right to cancel all reservations that have not been paid on time.  

 

Damages and termination of the rental agreement in cases of breakdowns, faults and compromised safety

LomaLeivo has the right to terminate the rental agreement with immediate effect if the customer causes disturbance, damage or hazard to others or to the property. All costs incurred from the above mentioned measures will be charged from the customer.


Staying at the cottages

The cottage is at the disposal of the customer from 4 p.m. on the day of arrival to the departure day till 12a.m. unless otherwise negotiated. The maximun number of persons is mentioned on the cottage’s info page.

 

Smoking is prohibited and pets are not allowed on the premises. 

 

 

Customer’s liabilities

The customer must adhere to normal level of tidiness and to take good care of the movables. The customer must obey all instructions, warnings and regulations given by LomaLeivo staff. 

 

Final cleaning is not included in the rent. All cost incurred from customer’s lack diligence or damages caused by the customer or by theis children will be charged from the customer.

 

If the customer fails to use the services or only partially uses them, they have no right for any refunds.

 

Disputes

The customer is obliged to directly notice LomaLeivo about any defects, so those can be corrected already during the use of the service.

 

Disputes will be settled in the local district court and the contract is governed by the Finnish law.
